Sidewalk shed rental for NYC buildings

Century 21 Contracting Corp runs the whole life of a shed. One firm owns the permit date from the first day to the last, so no renewal slips between contractors.

What the rental covers

  • Installation. Our crew builds the shed along your frontage.
  • The DOB permit. We file in DOB NOW: Build before the shed goes up.
  • Every 90-day renewal. We renew the permit while the work continues.
  • Removal. We take the shed down when the work ends.

Who we build for: building owners and property managers, co-op and condo boards, and general contractors who need pedestrian protection for a job.

What we need from you: the address, the borough, the frontage length if you know it, the reason for the shed and, if one already stands there, its permit date.

What is a sidewalk shed?

A sidewalk shed is a temporary covered walkway built over a public sidewalk. It shields pedestrians from falling debris while crews work on the building above. NYC also calls it a sidewalk bridge.

Most sheds go up for facade repair, though any job that drops material toward the street can trigger one.

When an NYC building needs a shed

DOB requires a permit before you erect any shed, and you file it in DOB NOW: Build. Three situations lead to one:

The 90-day permit rule, and how we manage it

As of DOB’s service notice of January 8, 2026, and DOB’s August 2026 rules. Checked October 14, 2026.

Date What Changed
January 12, 2026 Local Laws 48 and 51 of 2025 took effect.
February 2, 2026 Every shed permit issued or renewed on or after this date expires after 90 days at most and no longer renews automatically in DOB NOW. Permits issued earlier expire on their original schedule.
August 2026 DOB's rule 1 RCNY §102-07 took effect, and DOB announced the final rules on August 20. Every renewal now needs a report on the repair that requires the shed and the progress since the last renewal. After 180 days, DOB will issue graduated monthly penalties based on shed size and time in place, and owners who show meaningful progress can pause them. DOB expects to begin imposing penalties in early 2027.

What each renewal asks of you

DOB charges a $130 renewal fee each time. That is DOB’s fee and not our price. On the PW1, DOB now asks applicants for sheds on certain building types whether the shed serves permitted construction work. If it does not, the forms add questions about the shed and the progress of the repair, at filing and at each renewal.

Your first nine months with a shed

A new permit covers 90 days, so the calendar fills fast:

Day What You File
Day 0 The permit issues.
Before Day 90 First renewal, with the $130 DOB fee and the repair-progress report.
Before Day 180 Second renewal.
Before Day 270 Third renewal.

How we manage it.

We log each permit’s 90-day date and file the renewal before it expires. The repair-progress report comes from your registered design professional, and we coordinate with them so it’s ready when the renewal is due. We plan the removal the moment the work ends.

Shed already up? Send us the permit date. We handle the next 90-day renewal and plan its removal.

Read your shed permit

Pull the permit and check four things.

Check What to Look For
Issue or Renewal Date A date on or after February 2, 2026 means a 90-day permit. An earlier date means the old schedule until it expires.
Expiry Date Count 90 days from issue. Renew before that day.
Progress Report Each renewal since August 2026 carries a report on the repair and its progress.
Posting The permit hangs in a visible place at the site.

Not sure what your permit says? Send us the address, and we read it with you.

If your building's shed has stood for years

Co-op and condo boards often inherit a shed that outlasts the project behind it. DOB watches those buildings. Its Sidewalk Shed Monitoring and Removal Unit oversees sheds that have stayed up more than five years and sends inspectors to look at the facade itself. DOB also publishes a public map of active sheds by permit and age, so you can see where yours stands.

The way down runs through the repair. Send us the shed’s permit date and what work remains, and we tell you what each renewal needs until the work ends.

Six new shed designs: proposed, not yet in effect

DOB has proposed a rule that would let owners use six new designs from Arup and PAU, from a quick-deploy Speed Shed for emergency repairs to a heavy-duty Rigid Shed for tower crane work. The comment period closed September 24, and DOB has not adopted the rule. Until it does, you file the traditional shed. We update this page the day DOB adopts it.

How a shed job runs with C21

01

Site visit and quote

We measure the frontage and note the building's entrances and street trees.

02

Permit filing.

We file in DOB NOW: Build.

03

Installation.

Our crew builds the shed and posts the permit. DOB requires a licensed electrician for shed lighting, and the electrical filing comes before the shed permit.

04

90-day renewals

We renew each permit while the work continues.

05

Removal.

We take the shed down when the work ends.

Recent shed work: 303 Powell Street, Brooklyn

303 Powell Street, Brownsville (11212), Brooklyn. Sidewalk shed, 2023, built before the 90-day rule. Add the building height and the work it served if you have them.

Need a shed like Powell Street? Send us the address.

Sidewalk shed and scaffolding together

Facade jobs often need a shed below and scaffolding above. We supply both, so one contractor coordinates one permit schedule. When a scaffold stands on a shed, DOB counts the shed’s height toward the scaffold’s 40 feet. Our pipe scaffolding page covers the scaffold side, and our scaffolding rental hub covers the rest.

FAQs

Each permit runs 90 days at most, and DOB no longer renews it for you. You (or we, if you hire us) renew it by hand before the date on the permit, and each renewal now comes with a progress report on the repair.

Always, and before the first pole goes up. The filing goes in DOB NOW: Build. If a shed is already standing, send us the address and we’ll check its permit date.

DOB charges $130 per renewal. That fee goes to DOB. Our price for the shed is quoted separately and depends mainly on frontage length and how long the shed stays up.

The general contractor does. Without one, the contractor doing the work does, and when no work is active it falls to the building owner. This comes from DOB’s Scaffold & Shed Permit page, which is worth linking here.

All five: the Bronx, Brooklyn, Manhattan, Queens and Staten Island. Our office is in the Bronx.

It depends on frontage length, the building’s entrances and street trees, and how long the shed stays up. We measure at a site visit, and DOB’s $130 renewal fee is separate.

Yes. We hold a DCWP Home Improvement Contractor license, carry $2M general liability and are OSHA certified. The insurance certificate comes with every quote.

The shed is then standing without a valid permit, which can expose the owner to violations. Renew before the expiry date, which is 90 days from issue. If it has already lapsed, send us the address and permit date and we’ll tell you where you stand.

DOB’s rule asks the owner’s registered design professional to prepare it. We handle the renewal dates and filing and coordinate with them so nothing slips.

If the shed is there for facade or building repairs, yes. A shed installed for permitted new-building, enlargement or demolition work is outside Local Laws 48 and 51 under DOB’s service notice. Not sure which you have? Send us the permit.

Not yet. DOB proposed a rule for six designs, the comment period closed September 24, and as of October 14, 2026 it hadn’t adopted it. Until it does, you file a traditional shed.
